DOB Violations
Just how many violations are there?
Three for this problem -- and about $35,000 in unpaid violations that are unrelated to my apartment.
Two of the Co-op's Dept of Buildings Violations for the ventilation problems are ECB/OATH cases. These cases involve summonses that are issued by more than 25 different City enforcement agencies responsible for protecting the public's health and safety and ensuring it has a clean environment.
Under LL 110, passed in 2019, the co-op should be notifying residents of these violations with a notice displayed in the lobby along with a copy of the violation. This notice should have been posted by January 1, 2026 and should be posted until the matter is resolved.
This still has not been done.

DOB Building Violation
Here's the violation for the negative pressure in my apartment. The Co-op needs to "provide detailed testing and balancing report." This was due by the end of March 2026 to avoid a penalty.
Here's the violation for closing the vents in my apartment without a permit --even after my lawyer sent them the DOB guidance AND the DOB inspected twice while they did this work.
In full transparency, you should know that the building appears to have more than $35,000 in unpaid fines and penalties, due to NYC for violations of the fire code, for using untrained workers, for not adressing rodents, and not ensuring elevator inspection paperwork was submitted regularly.
